Opt-In Marketing Consent

Booking Portal

We’ve added a marketing consent option to our booking portal and lead forms, allowing operators to collect compliant permission from customers who want to receive promotional updates. All responses are timestamped, stored securely and accessible via the Manager, customer reports and our Public API.

SEPA Direct Debits via XML

Kinnovis Manager

For our European customers, this feature lets you collect payments directly through your bank, avoiding Stripe’s transaction fees. Store SEPA mandates in Kinnovis, export compliant XML files and upload them to your bank for faster settlements and full control over cash flow.

Meta Data Fields

Public API

Meta Fields are now live in the Kinnovis Public API, letting you attach your own labels and reference codes to any entity for reporting, reconciliation and automation. This means you can now store external IDs and custom tags without needing schema changes.

Late Fees

Kinnovis Manager

Our late fees feature helps storage operators manage overdue payments efficiently. You can apply automatic our manual late fees, set grace periods and send triggered email alerts to late paying customers.

Franchise Settings

Kinnovis Manager

Running facilities as part of a franchise? Each franchisee can now fully customise their setup within Kinnovis, all under one master account.

Design Improvements

Kinnovis Manager

Kinnovis Manager now runs better and is easier to use on portable devices like tablets and phones.

Charge Dates

Kinnovis Manager

This new setting puts you in charge of when recurring and renewal invoices are charged to your customers’ accounts. It can now be a separate date from when invoices are generated or booking cycles renew.

Customer Balances

Kinnovis Manager

If you need to apply a credit note to a customer, you now have the option to apply that credit to their customer balance, rather than back to their bank account. This can then be used towards payments for future invoices.

This Access Log Table gives you a detailed, real-time overview of all access-related actions for units within a booking. Whether it’s an automatic access grant or a manual lock, you can now see exactly what happened, when, to which unit, why, and by whom.

Since launching JaneAI late last year, we’ve implemented significant improvements to enhance both performance and user experience, including smarter unit size recommendations and more intuitive prompt handling. Handling a broader range of enquiries.

Improved Running Balances

Kinnovis Manager

Our enhanced Customer Credit Balance feature now simplifies payment processing by allowing operators to settle invoices using customers’ available credit from multiple pages in Kinnovis Manager. This update streamlines payment handling for self-storage businesses, making it easier to manage customer credit and process transactions efficiently.

Data Export

Kinnovis Manager

You can now easily export the latest data for your customers, invoices, credit notes, bookings and units. As well as being able to filter by locations, custom date ranges and columns to include. All exports are populated and delivered securely with a temporary download link. This ensures data access is simple and safe.

Enforce Notice Periods

Customer Portal

Self-storage operators can now enforce notice periods and minimum rental periods directly within the Manager. The notice period is the number of days between a customer cancelling and the date they intend to move-out. While the minimum rental period ensures they cannot cancel before the minimum storage duration set out in their storage agreement.

Visor Integration

Access Control Integration

This integration goes beyond basic connectivity between our software and this control provider. Pin code management can be controlled within the Kinnovis Manager, as well as time controls to limit when customers can enter a facility. Self-storage operators also have visibility on who a customer has granted unit access to.

Manage risk and minimise the potential loss of revenue by setting your access control system to automatically lock customers out of their units when they fall behind with their payments.

Running Balances

Kinnovis Manager

If your customers prepay for services, by using cash for example, their running balance lets you track when they next need to pay. Any charges are automatically deducted from their running balance and they’ll only receive an invoice for any outstanding amounts once their balance drops below zero.

Single Sign-On

Kinnovis Manager

You can now login to Kinnovis through Single Sign-On. Operators who use Microsoft Azure can access multiple applications, including Kinnovis, with just one set of credentials and grant secure authentication for their teams.

Enhance revenue from online unit reservations by adding one-time purchases such as padlocks and packing supplies, as well as mandatory recurring costs like electricity supply or wifi. Make purchasing additional items simple and generate additional value from each self-storage reservation.

Zapier Integration

Through our Public API, you can now connect your Kinnovis Manager to the automation tool, Zapier. By connecting different tools, like CRMs, accounting software and reporting software, Zapier works as a bridge – enabling applications to share the latest data in a user-friendly way.

JaneAI’s WhatsApp Integration

When someone is talking with JaneAI on your website, you can now give them the option to continue the conversation with your team through Whatsapp. The full conversation can be pasted into the chat, so you’ll know what’s been said so far.

Improved Navigation

You can now set the logo on your Booking Portal to return your homepage (or any page) and give people on your website an easy way to backtrack if they need a bit more information about your company before they’re ready to reserve their storage unit.

Multilingual Booking Screens

If your store is in an area where people speak multiple languages, you can now make sure nothing is lost in translation. Choose the languages you’d like to display and provide your own translations to talk with your potential customers the way they like to be spoken to.

Update Invoices in Bulk

If the process of updating invoices one by one with their latest status doesn’t fill you with joy, then the good news is we’ve made the process much quicker. With our new bulk payment feature, you can simply mark every invoice as paid in one go.

New Email Triggers

Kinnovis Manager

We’ve added three new email triggers, based on a new customer’s initial booking and move-in dates, meaning you can get the message out at the right time and reduce the need to follow up with customers individually. You can also pick how many days before or after these dates you want a message to go out!

More Flexible Pricing Increases

Kinnovis Manager

Until now, the steps to adjust prices for your active bookings and unit types was to increase them by a set percentage of their existing payment. Now, you’re also able to increase these charges by a monetary value instead. Choose between charging a customer an extra 4% a month, or a nice round €20.

Bearbox

Access Control Integration

If your facilities use Bearbox to control customer access remotely, you can sync the configurations and permissions with your Kinnovis Manager – matching your current customers with those that have access to a site.

Tapkey

Access Control Integration

For sites using Tapkey’s smart access technology to manage entry points, you can directly integrate these controls with your Kinnovis Manager – synchronising your existing customer base with digital key permissions across all your locations.

Allow Any Date Cancellations

As some self-storage companies advertise that you can end the renting of a unit on any day, we added a new setting to give you full control in deciding if and when a customer can cancel their bookings.

Browser-based Languages

Booking Portal & Emails

You can now choose “default” and “secondary” languages in your settings. Our system detects your customers’ browser language. If it matches with one of yours, the text is displayed in this language. You’re also now able to send automatic emails in multiple languages.

Charge Deposits

You can now charge an upfront deposit from new customers that book online, at the point where they’ve made their booking. You’re also able to tailor how much you charge for each location.

BACS Direct Debit Payments

Booking Portal

Bacs direct debit has been added as another payment method! Now you can accept one-time or recurring payments from UK customers using secure and cost-effective bank debits.

Online ID Checks

Booking Portal

To protect self-storage operators from fraudulent bookings, we implemented an optional ID verification step in the Booking Portal. This added layer of security can help prevent fake bookings using fraudulent credit cards and provide valuable personal details in case of legal issues.

Task Dashboard

Our new Task Management feature automatically generates a comprehensive to-do list. This system creates tickets for various critical self-storage tasks, such as: failed payments, open invoices, unit inspections and new leads. Email alerts also help with any time-sensitive issues.
